Shopfitting Companies: What Retailers Should Expect From Their Builder

Shopfitting companies offer more than just construction and joinery installation, but many retailers are unaware of exactly what is included in shopfitting services and their costs. Knowing what to expect from your builders is very important when it comes to planning retail fit outs. 

For your convenience, we’ve come up with a few important details that you should be aware of and things you should be expecting from your shopfitting company and builders. 


When first gathering quotes from companies on retail fit outs, the most important things a retailer should make sure of, are that the shopfitting company has a valid builders license, the required insurance and that these are up to date. These things can easily be verified by the company and also with the centre management of the shopping centre you intend to have your retail space built in. 


Once you have chosen your shopfitting company the next steps include meeting before project commencement, to go over the project timeline and discuss expectations. A construction contract should also be drawn up outlining the terms and conditions and signed before initiating any work. The contract will also outline payment details which usually includes a payment of a deposit prior to construction of your retail fit out.

There are many things your shopfitter will be in charge of, such as building permits and coordinate base building works. This includes sprinkler and fire services, required air conditioning service works as needed and more. Your shopfitter should be the one to communicate and coordinate these items with centre management, along with aspects such as the external face of your store or any issues in changes to tenancy walls. 

Your communication with centre management at the shopping centre, will only be regarding costings sign-offs. Any other issues and interactions should be taken care of by the shopfitting company. 

During Fit Out

It will be important to have one main person to contact from the shopfitting company. Someone to handle your enquiries throughout the project. This role is usually in the hands of the Site Foreman as they should know all the ins and outs of the project. 

Your shopfitting company should be arranging their own trades. This is an important one to expect. They should be hiring plasterers, plumbers, electricians and so on. All coordination with each different trade will be handled by the shopfitters. This includes all supply demands, installation processes, fixturing lights, floors and painting. Any concerns regarding the build are dealt with by the shopfitters with their trades, the designers or tenancy managers, whichever applies, and where possible.

Shopfitters are responsible for meeting the Building Code of Australia (BCA) and any structural requirements. It’s their responsibility to adhere to building regulations in place and you should expect them to build your store within the contracted timeline. The quality of the build and materials used should be considered and included in the quoted price. 

Any issues that could change pricing or the timeline should be discussed with you – the retailer – by the shopfitting company. You can also expect to pay progress payments, which are deposits paid throughout the store build. Such things will be outlined in the contract. 

Post Works

The handover of the store should be as per the agreed timeline and date outlined in the contract and timeline overview. Your shop’s interior should be in complete working order at the time of handover. There should be no trades in the shop finishing off work. All commercial cleansers (organised by your shopfitters) should have already cleaned the store, to allow the retailers full access to start business.
